What is a short sale?

 A short sale is created when the amount of the outstanding loan (or loans) are greater than the value of your home. Short sales are typically caused by prices in a market rapidly declining.

For many homeowners, a short sale is a way to avert the pain and embarrassment of foreclosure or bankruptcy when a sale can be negotiated with your lenders to forgive the difference.


How do I proceed with a short sale?

First, you must determine the true market value of your home. Since hiring a licensed appraiser may not work with your already tight budget, I can research the current market conditions in your neighborhood and determine what your home should realistic sell for.

Next, we'll calculate your closing costs and account for all the additional fees. These will include title report, escrow, property taxes, association fees and sales agent commissions.  All tallied, we can create your final total closing costs.

With your approval, I can contact your lender and let them know of your situation. Most lenders have a special department that handles short sales. When we call, we will confirm their specific procedures. You may want to first contact them yourself as some lenders may be able to temporarily decrease your payments or make some other arrangements if you expect your situation to improve. However if you decide to short sale, your lender will have to give their final approval for the terms and sale price as they will be suffering a loss.
